Project Overview
In 2002 MEG was retained by Lexus of Watertown to fast track the design and permitting of the automobile dealership on an approximate 4.2 acre site with frontage on Walnut, Pleasant and Arsenal Streets in Watertown, Massachusetts. The redevelopment project included the razing of an industrial buildings, a restaurant and residential dwelling to facilitate the construction of an approximate 55,000 square ft. sales/showroom, service facility and two-story parking garage. In 2013 MEG was hired to provide design, permitting and construction phase services for the redevelopment of the adjacent site off Walnut Street which included the repurposing of an approximate 155,000 square ft, industrial/office building into a Lexus Pre-Owned sales and service facility. MEG was responsible for the feasibility analysis and planning, permitting, preparation of civil/site plans and construction documents and specifications for both phases. Both phases involved a complete reconfiguration of the access and curb cuts at Arsenal Street and parking areas, utility connections and sustainable stormwater management techniques such as raingardens and bioswales to properly renovate and attenuate stormwater runoff. The projects also included extending and integrating a 10 ft. wide shared use path along the Arsenal Street frontage of the site that provides for safe and convenient access for bicycle and pedestrian traffic. MEG provided construction phase administration and inspection services for both phases to ensure that the final product was consistent with the value-engineered design. Both phases involved obtaining special permits from the Watertown Zoning Board of Appeals.
