Stonecliffe Heights

Stonecliffe Heights is a 46 lot subdivision comprised of single-family homes situated on approximately 42 acres of land in Saugus, Massachusetts. The project is a cluster type subdivision that was approved under the Town’s Cluster Development By-Law and consists of approximately 24 acres of undisturbed forested open space. MEG was responsible for all aspects of the design including initial planning and feasibility studies, preparation of definitive subdivision plans and construction documents. The design featured three access points and approximately 3,000 linear feet of roadway with wetland crossings. The design involved a balance of protecting sensitive wetland resources including state certified vernal pools and Native American archeological sites while maintaining the maximum density permitted under the Cluster Development By-Law. The project was also designed to fully comply with all standards of the DEP’s Stormwater Management Regulations (SMR). MEG successfully permitted the project with the Saugus Conservation Commission, Saugus Planning Board and Saugus Board of Selectman as well as receiving approvals from the DEP Sewer Extension and Connection Permit Program, a Certificate under the Massachusetts Environmental Policy Act (MEPA), and Massachusetts Historical Commission approval for an archeological permit. MEG also prepared the Notice of Intent under the Environmental Protection Agency’s (EPA) National Pollutant Discharge Elimination System (NPDES) and a Stormwater Pollution Prevention Plan (SWPPP) while providing construction phase administration services.
