Project Overview

Simon Hill Village is a proposed 126-unit condominium development located on approximately 20 acres of land off Simon Hill Road and Prospect Street in Norwell, Massachusetts.   The development is in the process of being permitted under the state’s Comprehensive Permit Program (M.G.L. Ch. 40B §20-23) with twenty-five (25) percent of the units designated as affordable units that will be dispersed throughout the development.  The development is comprised of over 2,000 linear feet of roadway, associated parking areas and supporting infrastructure including stormwater management facilities designed in compliance with the Department of Environmental Protection’s (DEP’s) Stormwater Management Policy.   The roadway system was designed to minimize impacts to sensitive wetland resource areas and buffer zones by incorporating a bridge to span an intermittent stream.  The project involves the design of a wastewater treatment plant with a capacity of 55,000 to be permitted under the DEP’s Groundwater Discharge Permit Program.  The project will also require an Order of Conditions from the Conservation Commission  and the preparation of a Stormwater Pollution Prevention Plan (SWPPP) through EPA’s National Pollution Discharge Elimination System (NPDES) Program.
