The project proponent, Midway Realty, LLC, proposes to develop an approximate 40.89 acre parcel of land formerly occupied by the Lincoln Park amusement park located on State Road (Route 6) in Dartmouth, Massachusetts. The project is to be developed as a portion of a 40R Smart Growth Development within the Lincoln Park Smart Growth Overlay District (LPSGOD). The proposed Commercial Component consists of the construction of a bank, restaurant, pharmacy, 2 retail buildings and supporting infrastructure. The proposed Mixed-Use Component consists of the construction of two mixed-use buildings, a three-story 48-unit residential building and a three-story 28 unit residential building, as well as supporting infrastructure. The Residential Component consists of the construction of 207 residential units in six three story buildings, a Community Center, tennis courts, a swimming pool and supporting infrastructure. The proposed development under this filing will involve the construction of approximately 5,100 linear feet of bituminous roadway, access drives, bituminous parking areas, and associated infrastructure. The project will require the permanent alteration of bordering vegetated wetland (BVW), temporary alteration of BVW and work within the 100-ft buffer zone to bordering vegetated wetland resource areas. The stormwater management system has been designed to fully comply with the Department of Environmental Protection (DEP) Stormwater Management Policy (SMP).
