Project Overview

The project proponent is in the process of developing an approximate 74 acre parcel of land in Norwell, Massachusetts as a forty-six (46) lot residential subdivision under the Open Space Residential Design (OSRD) By-Law. The proposed subdivision consists of the construction of approximately 4,800 linear feet of bituminous roadway, stormwater management facilities and associated infrastructure. The project requires the design and permitting of a 36 ft. bridge span over sensitive wetland resources and a wastewater treatment plant under the DEP Groundwater Discharge Permit Program (314 CMR 5.00). The project also required an Order of Conditions under local Wetland By-Law and the Wetlands Protection Act for the alteration and replication of approximately 4,800 s.f. of bordering vegetated wetland, a special permit under the OSDR By-law, Definitive Subdivision approval and an ENF Certificate under the MEPA Regulations (301 CMR 11.00). The stormwater management system was designed to fully comply with the Department of Environmental Protection (DEP) Stormwater Management Policy (SMP).
