Project Overview
MEG was retained by Pizzutti Development (PF Danvers LLC) for the design and permitting of this multi-family development located on approximately 11 acres of land at 356-360 Andover Street (Route 114) in Danvers, Massachusetts. The project consists of two 17,950 square ft. footprint apartment buildings permitted to MGL Chapter 40B §21 for development of affordable and market rate housing. The site redevelopment included the demolition of an existing building (former Natalie’s/Rio Grande Restaurant) and bituminous parking lot followed by the construction of two multi-unit apartment buildings, a property management building, a reconfiguration of curb cuts at Andover Street, bituminous parking areas (access drives and parking), utility connections, stormwater management facilities, site grading and landscaping. Sustainable stormwater management techniques such as raingardens and bioswales were integrated throughout the project to properly renovate and attenuate stormwater runoff to meet the DEP Stormwater Management Regulations (SMR).and local requirements. MEG was responsible for obtaining all permits required to construct the project, including an Order of Conditions from the Conservation Commission, Comprehensive Permit from the Zoning Board of Appeals and NPDES Permit from the EPA and the preparation of a Stormwater Pollution Prevention Plan (SWPPP). MEG also provided construction phase services to ensure that the final product was in conformance with applicable permits and the value engineered design.
