Project Overview

Edgewater Place Condominiums is a 14-unit townhouse development located off Central Street in North Reading, Massachusetts. The development was permitted under the state’s Comprehensive Permit Program (M.G.L. Ch. 40B) and required approvals from the Conservation Commission, Board of Health, Community Planning Commission and Zoning Board of Appeals. MEG was responsible for coordinating all permitting for the project, from filing the preliminary design with MassHousing (MHFA) to obtaining the final comprehensive permit. MEG’s experienced design team worked closely with town representatives and a neighborhood committee to design and construct a project that complied with state and federal regulations while providing a generous landscaped buffer to abutting properties. The project required the construction of an approximate 500 ft. asymmetrical roadway designed to minimize disturbance to an isolated wetland located in the interior of the development. The project also involved the design of a complex system of modular retaining walls, a pressure dosed FAST septic system, a stormwater management system comprised of a subsurface infiltration facility and other utility systems. MEG was also responsible for construction administration and inspection services for the project.
