Somerset Woods is a proposed 304-unit development located on approximately 126 acres of land off Somerset Avenue (Route 138) in Dighton, Massachusetts. The development is in the process of being permitted under the state’s Comprehensive Permit Program (M.G.L. Ch. 40B §20-23) as a Local Initiative Project in accordance with the MHCD Local Initiative Program (LIP). The development will consist of 288 apartment units comprised of 24 – 12 unit buildings as well as 16 detached single-family dwellings. The proposed layout includes over 3,000 linear feet of roadway, associated parking areas and supporting infrastructure. The project will require an Order of Conditions from the Conservation Commission and a Comprehensive Permit from the Zoning Board of Appeals. The project will involve permitting under the Massachusetts Environmental Policy Act (MEPA) Regulations (301 CMR 11.00) and the DEP Sewer Extension Permit Program (314 CMR 7.00) and will require a MassHighway Curb Cut Permit.
