The Cordwainer – Memory Care

Anthemion Senior Lifestyles, LLC retained McKenzie Engineering Group, Inc. (MEG) to coordinate all aspects of the civil/site design to permit a two-story approximate 50,850 gross square foot memory-care facility at 555 Cordwainer Drive in Norwell, Massachusetts. The site is located mainly in the Business C-1 Zoning District, with the eastern portion of the area located within the Residential B Zoning District requiring a 45-foot landscape buffer. The southern part situated within bordering vegetated wetlands requires a 50-foot no disturb limit per the Town of Norwell’s Wetland Bylaw. The landscape buffer and the 50-foot no disturb limit reduced the available land area from 4.22 acres to 2.71 acres. The project involves constructing the memory care facility and designing an access drive with associated parking areas, subsurface stormwater management systems, a wastewater treatment system, utilities, site grading, and landscaping. The drainage design involves an extensive subsurface stormwater management system that attenuates peak rates of runoff to fully comply with the DEP’s Stormwater Management Policy and Town of Norwell regulations. The project required a special permit and site plan approval by the Planning Board and Zoning Board of Appeals, an Order of Conditions from the Conservation Commission, and the preparation of a Stormwater Pollution Prevention Plan (SWPPP) through EPA’s National Pollution Discharge Elimination System (NPDES) Program.
