Project Overview
MEG was responsible for all aspects of civil/site design and permitting for this 42 lot “Special Residential Development” located off of Brandt Island Road in Mattapoisett, Massachusetts. Brandt Point Village is being designed as a cluster development in conformance with the Mattapoisett Zoning By-Law and the Rules and Regulations Governing Special Permits for Special Residential Development. This project has been designed to minimize “sprawl” in order to provide a more efficient use of the land while maximizing and permanently protecting open space within the development. The parcel is located within a priority and estimated habitat of the Eastern Box Turtle as determined by the Division of Fisheries and Wildlife Natural Heritage and Endangered Species Program (NHESP). Working closely with a wildlife specialist and NHESP representatives, the project has been designed to minimize impacts to the potential box turtle habitat. The project incorporates three (3) open space parcels with permanent conservation restrictions to protect the potential box turtle habitat areas for perpetuity. In addition to the open space parcels, the project includes three (3) “turtle tunnels” along the roadway alignment featuring grated risers intended to provide natural daylight to promote eastern box turtle migration across the site. The “non-sprawl” and low-impact design measures employed to protect the eastern box turtle habitat are compatible with the goals and objectives of the Town of Mattapoisett’s Special Residential Development Regulations promoting open space. The project also required a filing with the Executive Office of Environmental Affairs (EOEA) under the MEPA Regulations and an Order of Conditions from the Mattapoisett Conservation Commission.
